All about Real Estate Agents
Real estate agents are experts who assist in bringing the buyer and seller together. A lot of real estate agents do rentals as well, where they link tenants to landlords and even take care of the estate on behalf of the landlords. The real estate agent work by bringing the two interested parties together and charge a fee (commission) for such services.
For sales, the agents charge a fee only to the seller then for rentals (i.e. agent managed rentals) the fee is charged to the parties involved in the transaction (tenants and rentals). Real estate agents normally compute their fee as a percentage of the selling price (if it is sales) and as a portion of the rent (for rentals).
Individuals, who want to let/sell their property, leave the details of their estate with the real estate agent (and in actual fact, even leave the keys of the house so that the real estate agent can plan for inspecting without them stressing much). The other party interested (i.e. the buyer/tenant), gets access to this information by reaching out to the real estate agent. That’s how the real estate agents become a center of information.
Many home seekers (as well as real estate investors) use the services of real estate agents not only for getting good estate but for getting them fast as well. Because real estate agents are perhaps most acquainted with the market condition in their area of operation, it is logical to reach out to them to have an idea of the going rate for properties in that area. Real estate agents would normally know the prices of several properties of different types and at several locations in the area.
An estate seller can probably get a few thousand extras for his/her estate by using the counsel gotten from a good real estate agent. A real estate agent that is good will as well analyze the needs of a home buyer/tenant and gives recommendations on what type of home could be available to them considering their budget.
Thus, a good real estate agent will not just throw a list of the available estate to the buyer/ tenant but will truly talk over their needs and make a recommendation. This, in real fact, works for the benefit of the real estate agent in two ways. First of all, if the real estate agent is able to sell the house they get their fee (commission) and secondly if they make the buyer happy too they earn a good status goodwill) and therefore more business.
However, it is worth noting that real estate agents work on seller’s behalf. So, be careful if they are trying too hard to sell a property.
